Check any listing against what you actually care about.
Put your preferred AI to work on your next property. Choose ChatGPT, Claude, Gemini, Perplexity, or Grok. The Property Fit Check opens inside your selected AI with the custom prompt already loaded.
The Property Fit Check is a custom prompt—not a separate AI or chatbot.
Press Enter or Send to begin. When your AI asks for the property, paste the public listing link and press Enter again.
Your selected AI will compare the property with relevant information it already knows about your budget, priorities, must-haves, ownership-cost concerns, and dealbreakers—plus anything you tell it during the review.
If it does not have enough information, it will ask a few focused questions before assigning a fit score.
No prompt writing. No technical setup. Choose your AI, press Enter, paste the listing, and review the fit.
Click one of the five cards below to open the customized Property Fit Check inside the AI you prefer.
That’s it. The review takes place inside your selected AI.

This is not a new chatbot or a generic property search. It is a customized prompt designed to work inside the AI you already use.
The prompt tells your AI to draw only from what it genuinely knows about your situation — no guessing, no filler.
When important information is missing, your AI asks focused questions before delivering a fit score.
Confirmed facts, listing claims, estimates, photo observations, and items still needing verification are clearly separated.
The Property Fit Check is designed to sharpen your thinking and surface the right questions — not to replace professional due diligence.
Public records, permits, zoning, and flood risk require licensed professionals and official sources.
Insurance, taxes, financing, and true ownership costs deserve expert review before you commit.
Use your fit check results to walk into every showing and inspection with sharper, more focused questions.

The Property Fit Check itself is free. You just need access to the AI you choose — ChatGPT, Claude, Gemini, Perplexity, or Grok. Most offer a free tier that works fine for this.
No. You use the AI you already have. Clicking a card opens that AI in your browser with the prompt already loaded. The only thing you add is the listing URL.
Any publicly accessible listing page works — Zillow, Realtor.com, Redfin, and most MLS-connected sites. The AI reads the listing page directly from the URL you paste. Private or login-gated listings may not work.
Use the one you already talk to most often. The more you've discussed your home search with it — budget, preferences, dealbreakers — the more relevant the fit check will be. If you're new to all of them, ChatGPT or Claude are good starting points.
Modern AI assistants carry context from your past conversations. If you've talked about your budget, school district preferences, a need for a garage, or anything else, the AI draws on that. The prompt tells it to use what it genuinely knows — not to guess or fill in blanks. If it doesn't know something important, it asks before scoring.
It still works. The AI will ask you a few focused questions about your priorities before reviewing the property. The fit check is based entirely on your answers — so the more specific you are, the better the result.
The AI reviews the listing against your priorities and returns: strengths, concerns, possible dealbreakers, items flagged as missing or unverified, questions to ask at the showing or inspection, and a plain-language bottom-line fit assessment.
The prompt does the heavy lifting. It tells the AI exactly how to structure the review, what to flag, how to separate confirmed facts from listing claims and unknowns, and when to ask before assuming. A generic question gets a generic answer. This gets a focused, structured fit check.
No — and it's not designed to. The fit check is a thinking tool. It helps you ask better questions, spot potential issues early, and walk into every showing more prepared. Property condition, public records, flood risk, zoning, permits, taxes, and true ownership costs all require independent verification by licensed professionals.
No. The AI works from what's on the listing page and what you tell it. It can flag items that need verification — like an addition that may or may not have permits — but it can't pull actual records. That's the job of a licensed inspector, title company, or your agent.
No. The Property Fit Check is a free tool offered for informational purposes only. Using it doesn't create a brokerage relationship.
